What Is The
Condominium Association's Function?
The responsibility of the
association is to maintain, preserve, and control the common or
shared areas of the community, known as common elements. It is
the association’s duty to protect the investment and enhance the
value of the property owned by its members.
The association provides for
the maintenance of the common elements including landscaping,
snow removal, parking areas, refuse removal, and all common
areas including the recreational facilities.
Additional responsibilities of
the association are enforcing the protective covenants in the
master deed, the rules and regulations, architectural controls,
and setting up an effective communication system among members.
The functions of the
association do not include maintaining the interior of the
unit or those items described as part of the "Individual Unit"
as outlined in the association’s governing documents. |
